Nicki Winstanley, Director
Nicki graduated from Leeds University with a first class degree in law and an award for her results. She attained a distinction on her legal practice course, in respect of which she was also a winner of the Law Society National Prize for outstanding achievement. Over the last ten years, Nicki has trained, qualified and specialised in leading housing and regeneration teams and projects at Trowers & Hamlins and subsequently established Hyland Legal.
Development, Property and Grant Funding
Nicki’s expertise includes the acquisition of both freehold and leasehold sites for development on behalf of clients located across the country. Nicki has acted on numerous site acquisitions, off the shelf purchases of units and street property portfolio purchases.
She has also led on major regeneration projects. Nicki is very experienced in drafting and undertaking commercial negotiations of contracts for acquisition, land transfers, associated licences and easements. She regularly advises on the terms and suitability of Section 106 Agreements and drafts and negotiates the same with Local Planning Authorities – she is recognised as being particularly adept at providing clear drafting.
Nicki has a strong background in and a real understanding of the requirements and funding principles of Homes and Communities Agency and how this impacts on organisations within the sector. She has a huge amount of experience in negotiating, drafting and advising on funding agreements and advising on regulatory compliance with Homes and Communities Agency requirements and individual products. She has worked extensively on high profile equity mortgage products including HomeBuy Direct, FirstBuy and Help to Buy which are subject to extensive regulatory control and are technically demanding.
Nicki has gained impressive experience in the preparation of lease documentation on low cost home ownership sales schemes. She advises clients on general portfolio management issues including compliance with requirements of the regulator and appropriate service charge provisions. She has also helped clients to set up rent to buy arrangements.
